Houz features

This is what Houz is becoming for landlords in Belgium. Houz is not available yet: this page describes what we are building, not what you can use today.

Rent payments

Know who has paid, without searching

Import your bank file (CSV). Houz matches each payment to the right lease, makes a suggestion when it is not sure and leaves the rest for you to check.

  • Matched automatically through the structured reference (OGM)
  • Or through an account you link to a tenant
  • Not sure? You get a suggestion and you decide

Overdue rent and reminders

See who is late and let them know

On your overview you see who is behind, since when and by how much. Email reminders can go out in Dutch, French or English and get firmer the longer a payment is overdue.

  • Overdue amounts per payment, with the number of days late
  • Reminders with an escalating tone
  • You can also send a reminder right away yourself

Rent indexation

Index with the official health index

Houz retrieves the health index from Statbel and calculates the new rent: base rent × new index ÷ base index. You see the calculation, the rent history is kept and you create an indexation letter as a PDF.

  • Source: Statbel, stated in the letter
  • The letter in Dutch, French or English
  • You can also enter the index figures yourself

Always check that indexation is allowed under your lease and your region. Houz is not legal advice.

Income and costs

See what each property earns

Houz adds up, per property and per building, what came in, what it cost and what is left, per month and per year. Enter a purchase price or current value and you see your gross and net yield.

  • Rent, charges and one-off amounts, on the day they came in
  • Expenses by kind: maintenance, insurance, building manager, taxes
  • Gross and net yield over the last twelve months

The yield is an indication, not tax advice. For your tax return, your accountant remains your point of contact.

Getting started

Bring in your existing leases without retyping

Paste or upload a lease, a tenant list or a rent overview from your spreadsheet. An AI assistant reads it and proposes the properties, tenants and leases. You check every line and correct what is wrong. Only then is anything saved.

  • A PDF with selectable text, a CSV file or text you paste
  • Nothing is saved until you have checked it
  • What is already in Houz is recognised and not added twice

The assistant can make mistakes, so check amounts and dates against your document. The text is only sent to Anthropic, the AI provider, when you agree to it, each time. Bank account and identity numbers are removed first.

Every kind of lease, with its own rules

For each lease you choose what kind of lease it is. Houz follows up the rent and applies the rules for that kind of lease: indexation, registration, rent deposit.

  • Main residence

A house, flat or studio your tenant lives in. For nine years, for a short term (one year, three years) or longer.

  • Co-tenancy

Several tenants together on one lease, with every name on your letters. It remains one active lease.

  • Student lease

A student room or studio for a student, with the rules for student leases.

  • Second home, garage and parking

A second home, garage, parking space or storage, let on its own or with a home, under common law.

  • Commercial lease

A shop or commercial premises under the commercial lease act, or an office.

  • Buildings with units

Flats, studios, rooms and parking spaces grouped by building. Each unit keeps its own address and lease.

The rules differ by kind of lease and by region. Houz shows the source of every calculation and is not legal advice.

Everything for your rentals in one place

On top of the main functions.

  • Properties and units

All your properties and rental units in one place.

  • Tenants

Your tenants’ details in one place.

  • Leases

Houz plans the monthly payments for each lease and shows the structured reference.

  • Maintenance

Reports with photos, contractors and costs per property.

  • Digital signing

Have a lease signed digitally with a simple electronic signature and a certificate.

  • Export for your accountant

Rent due and received and bank payments as CSV for Excel.

For landlords across Belgium

Rental rules differ between Flanders, Brussels and Wallonia. Houz is aimed at landlords across Belgium. Which rules apply exactly, we will explain later in our guides, per region and with sources.

Still in development

Houz is still being built and tested. Features may change before launch, and this list is not complete. A detailed description will follow when the app is available.
