What is an active lease?
You pay for what you rent out, not for what you own. An active lease is a running or upcoming lease for a home or other rental object (an apartment, studio, room or garage). A vacant property does not count, and neither does a lease that has ended.

When can I use Houz?
Houz is not available yet. We are testing the app ourselves first, and we will only name a date once we are sure to make it. Join the waitlist and you will get an email as soon as you can start.
What does Houz cost?
Houz will be free for up to 3 active leases. Houz Pro costs €3 per active lease per month, excl. VAT (€3.63 incl. VAT), or €30 per year (€36.30 incl. VAT). Every active lease from the 25th costs €2.50 per month (€3.03 incl. VAT). Prices may still change before launch.
Can I try everything first?
Yes. As soon as Houz is available, you can use everything free for the first 14 days. After that, Houz stays free for up to 3 active leases.
And if I have more than 3 active leases?
Then you take Houz Pro, at €3 per active lease per month, excl. VAT (€3.63 incl. VAT). A vacant property and a lease that has ended do not count. Rather stay free? Your existing leases keep working; only adding a new lease needs Houz Pro.
Do you count per tenant, per property or per lease?
Per lease. Two people renting together on one lease make one active lease. Four apartments in one building, each with its own lease, make four.
Do I have to retype everything from my Excel?
No. An AI assistant reads your Excel file or your existing leases and proposes the entries. You check them before anything is saved.
Do I have to connect my bank account?
No, it is your choice. Want it automatic? Connect your bank through Ponto, Isabel Group’s secure bank connection. Houz only gets read access: it reads your payments but can never make a transfer. Ponto charges for this connection separately, with its own subscription. Rather not? Simply upload a bank file, at no extra cost. Either way, Houz matches every payment to the right lease.
Can I use Houz in Brussels and Wallonia?
Yes. Houz is aimed at landlords across Belgium. Reminders and indexation letters can be in Dutch, French or English. Rental rules differ between the regions: we will explain them later in our guides, per region and with sources.
What does Houz do with my tenants’ data?
When you import a bank file, Houz keeps only the incoming payments. Changes are recorded in a log, without keeping the content of the fields. And you can export a tenant’s data. Read more on the About page.
